Security Deposit is Too High

Before the tenants move in they need to pay a security deposit which is usually the amount of one month's rent or two. If you are taking security deposit more than two month's rent then, you may not be able to hire renter for your property.

Some states have already set a limit for security deposit and some have not. But a deposit of three monthly is excessive and you should not charge more than this especially when the other tenants of the unit has paid one month's rent as security deposit.

You should only take one or two months' rent as security deposit from the tenants and must refund the amount if there is no damage occurred in the property. Properly mention the amount of security deposit in the rental agreement and also mention that it is refundable.

There are many ways through which you can advertise your vacant property. Owners generally log in to online portals where they can rent out their property and find quality tenants. Many of them place a 'To Let' board followed by the owner's number. Newspapers are also a good option for advertising property and many distribute pamphlets near college campuses, offices, etc. This helps the owner to find quality tenants for his property. If you are not doing the same thing with your property then, you may lose the chances to hire tenants for your rental home.
